community of hands joining together

By Denise Davis, REALTOR® | Fresh Start Realty | Serving Greenville & Pitt County, North Carolina

Greenville, North Carolina gives you a lower-cost home, a growing job market and a real college-town energy, all within a couple of hours of the coast. That combination is why the area keeps growing. The Greenville metro added residents at a 6.5% pace from 2020 to 2025, making it the sixth-fastest-growing metro in the state.

I've lived in the Greenville area for more than 30 years, and I help people buy and sell homes all over Pitt County. Below are the 10 reasons I'd give a friend who was thinking about moving here. I've also included the trade-offs, because a good move starts with the full picture. For a closer look at daily life, see my guide to living in Greenville, NC.

1. Homes in Greenville cost less than the state average

The typical home in Greenville is worth about $96,000 less than the typical home in North Carolina, and about $130,000 less than the national figure. Zillow's September 2026 data puts Greenville at $236,340, Pitt County at $243,595, North Carolina at $332,159 and the U.S. at $366,157.

That gap gives you real choices. You can browse homes under $300,000 in Pitt County, look at new construction, or find homes with an acre or more. To see recent activity, check the Greenville home values and market report. It also helps to understand the Pitt County real estate market. Then work out how much house you can comfortably afford.

2. North Carolina's income tax keeps falling

North Carolina charges a flat 3.99% income tax in 2026, and a law signed in July 2026 drops it to 3.49% for 2027 through 2029. The combined sales tax in Greenville is 7%.

Property tax depends on where you buy. Inside Greenville city limits, you pay both the county rate of 56.63 cents per $100 and the city rate of 39.54 cents. On a home assessed at $250,000, that comes to about $2,400 a year. Homes outside any town's limits pay only the county rate, and the other towns set their own rates.

3. The job market is growing and getting more diverse

Pitt County's unemployment rate reached 4%, the lowest level in more than 35 years, according to Invest Greenville's August 2026 report. The group and the city are aiming for 11,000 new jobs by 2032.

ECU Health and East Carolina University remain the two biggest employers. Manufacturing adds a second engine, led by Thermo Fisher Scientific. Newer arrivals include Nipro Medical, with a $397.8 million investment and 232 planned jobs, and Boviet Solar, with a $294 million project and 908 planned jobs. And yes, the area is also home to MrBeast's company.

4. Greenville is the medical hub of eastern North Carolina

This one is close to home for me, because I'm a registered nurse as well as a real estate broker. ECU Health Medical Center is the flagship hospital of a health system serving about 1.4 million people across 29 counties. It is also the teaching hospital for ECU's Brody School of Medicine.

For you, that means specialty care close to home. It's also a big consideration if you're retiring in Pitt County. If you're relocating for a job in medicine, neighborhoods near the hospital are worth a look when you search homes by area.

5. You get college-town energy without big-city prices

East Carolina University enrolled 27,153 students in fall 2025, its highest count since 2021. Pirate athletics, campus events and a steady stream of young people give Greenville more going on than most cities its size.

The education options reach beyond ECU. Pitt Community College in Winterville trains workers for many of the region's employers, which helped draw Boviet Solar here.

6. Short commutes and an easy drive to the coast

The average one-way commute in Greenville is 18 minutes, compared with 24 statewide and 26 nationally. You'll get that time back every day.

Weekend trips are easy too. Raleigh is about an hour and a half away, and the Crystal Coast and Outer Banks are each about two to two and a half hours. Pitt-Greenville Airport has nonstop American Airlines service to Charlotte, which connects you to the rest of the country.

7. The Tar River, parks and greenways are right in town

Town Common gives Greenville 21 acres of green space and a 1,500-foot river walk next to Uptown. The city's bulkhead and esplanade project, scheduled to finish in late 2026, adds an elevated boardwalk that stays usable during high water.

From there, you can pick up about 8.6 miles of greenway to walk, run or ride. For more room to roam, River Park North offers 324 acres with fishing boat rentals and picnic areas.

8. Uptown Greenville has had a major makeover

The city's BUILD streetscape project wrapped up in late 2025, and new greenway links now connect Town Common with Uptown. The state's separate Dickinson Avenue work was due to finish in spring 2026.

The arts scene gives you a reason to go. The Downtown Greenville Mural Trail and First Friday ArtWalk feature more than 20 murals and public art pieces and more than 20 participating venues. PirateFest brings a big crowd downtown each spring, and Sup Dogs has been feeding the city for years.

9. Eastern North Carolina barbecue starts here

People have been traveling to Skylight Inn in Ayden since 1947 for wood-cooked whole hog. The tradition continues at Sam Jones BBQ in Winterville and B's Barbecue in Greenville.

You can make a hobby of it. Start with my ultimate Pitt County BBQ trail. The Pitt County Brew & 'Cue Trail pairs those barbecue stops with breweries like Duck-Rabbit in Farmville and Local Oak in Winterville.

10. Small towns with their own personality are minutes away

Greenville is the hub, but Pitt County is full of towns with their own traditions. Ayden has its Collard Festival, Winterville its Watermelon Festival, Farmville its Dogwood Festival and Grifton its Shad Festival.

That means you can live in a small town and still work, shop and see a doctor in the city. To learn more, read what it's like to live in Pitt County.

What to know before moving to Greenville, NC

No place is perfect, and the biggest thing to check here is flood risk. Hurricane Floyd pushed the Tar River to about 29 feet in 1999, and Hurricane Matthew brought major flooding again in 2016. Many neighborhoods sit well away from the river, but you should check every address. Start with the state's flood map tool and my guide to Pitt County flood zones and flood insurance.

A few other trade-offs are worth weighing, and I cover more in the pros and cons of living in Greenville:

  • Summer weather. Expect hot, humid summers and an Atlantic hurricane season each year.
  • Fewer flights. Pitt-Greenville Airport flies nonstop only to Charlotte, so some trips start with a drive to Raleigh-Durham.
  • A concentrated job market. Health care and education lead local employment, so a career outside those fields may take more searching.
  • College-town rhythms. Expect heavier traffic on game days and more rental homes close to campus.
  • City property taxes. Greenville's effective rate of about 0.97% runs above the Pitt County average of 0.83%.
